Questions everyone asks, answered once

How to fill out a late rent notice

  1. Name the tenant and the property. As they appear on the lease.
  2. Enter what is owed. The date rent was due, the unpaid rent and the late fee your lease allows, plus any other unpaid charges. The total now due is added up for you.
  3. Set a pay-by date and say how to pay. Portal, check, money order or a payment app, and where to send it. Sign it and deliver it the way your lease says notices are given; keep a copy.

Is a late rent notice the same as an eviction notice?

No. This notice is a reminder: it tells the tenant what is owed and asks them to pay by a date. An eviction usually starts with a separate formal notice - often called a "pay rent or quit" notice - whose wording, notice period and delivery are set by state law. A friendly late rent notice does not replace it. If the rent is still unpaid and you plan to evict, use your state's required form or talk to a local attorney before you serve anything.

How much can I charge as a late fee?

It depends on your state and on your lease. Charge only the late fee written into the lease, and only after any grace period. Some states cap late fees or require a grace period - New York, for example, allows no late fee until rent is 5 days late and caps it at $50 or 5% of the monthly rent, whichever is less. Other states only require the fee to be reasonable. Check your state's law before you add a fee.

When should I send it?

Once the grace period in your lease (or your state's law) has passed and the rent is still unpaid. Sending it promptly keeps a clear record of the date the rent was due, the amount and what you asked for. Give the tenant a reasonable pay-by date, offer a way to talk if they are struggling, and put any payment plan in writing.

Is it really free?

Yes. No account, no trial and no card: fill in the form and download the PDF. There is no subscription to cancel later. The free PDF carries a small "Made with DittoFox" mark at the bottom of the page.
