- Credit and background consent
- Income, rental history, references
- Free, no subscription
How to use this rental application
- Fill in your part. The property, the rent, the deposit, the application fee and where to return the form.
- Leave the applicant part blank and print. The sample prints as a blank two-page application with labelled boxes. Hand one to each adult who will live in the unit.
- Screen with the signed form. The applicant signs the authorization, so you can run a credit and background check and call landlords, employers and references.
What should a rental application ask?
What you need to decide whether the applicant can pay and will take care of the place: identity and contact details, current and previous addresses with landlord contacts, employer and income, other people who will live there, pets, vehicles and references, plus a signed consent to check credit and background. Use the same application and the same standards for every applicant - it is the simplest way to stay fair and to show it.
What can't I ask? (fair housing)
The federal Fair Housing Act forbids turning applicants away or treating them differently because of race, color, religion, national origin, sex, familial status (children in the household) or disability. Do not ask about these - for example about religion, pregnancy, plans to have children or a medical condition. Many states and cities add more protected groups, such as source of income, age or marital status. An assistance animal for a person with a disability is not a pet, so pet fees and pet limits generally do not apply to it.
How much can I charge for an application fee?
Some states cap it. New York caps it at $20 or the actual cost of the background and credit check, whichever is less, and California limits it to the actual screening cost up to a yearly adjusted maximum. Other states set their own rules or none at all. Check your state's law, charge only what it allows, and set the fee to 0 on the form if you do not charge one.
Is it really free?
Yes. No account, no trial and no card: fill in the form and download the PDF. There is no subscription to cancel later. The free PDF carries a small "Made with DittoFox" mark at the bottom of the page.
